Start with a check.
It costs nothing.

A first call runs about fifteen minutes and settles three things: whether unused rights remain on the plot, whether the work needs a relaxation (הקלה), and the realistic timeline at your authority. Some answers come on the call, others after one to three working days, at no cost.

The initial feasibility check is free and carries no obligation. If it looks like there is no route, we will tell you on the first call.

Answered on the call, or after a check

What we can say on the phone depends on where the number sits. Land use, storey counts and setback lines are published in the approved plans and read in minutes. Rights left over depend on what earlier permits used, and that sits in the building file (תיק בניין) at the local planning and building committee (ועדה מקומית).

The rule we go by

If an approved zoning plan (תב"ע) governs the plot and no later permit sits on it, we give a range of rights on the call. If a plan is deposited but not yet approved, the figure moves the day it is approved, so we wait for the check. The rights calculation note shows why neighbouring plots differ.

  • On the call: land use, application type, whether publication is likely.
  • After the check: rights left in square metres, consultants, timings.
  • Not promised: the committee decision and hearing date, which it sets.

What to have ready

  • Download a current land registry extract (נסח טאבו), which arrives online within minutes and names every registered owner.
  • Find the block and parcel (גוש וחלקה), because plans apply to parcels, not addresses.
  • Dig out the previous permit, since the gap to the site decides extension or legalisation (הסדרה).
  • Check who else is registered as owner, since co-owner consent delays filings more than design does.
  • Photograph the structure as it stands, old additions included, so undocumented deviations surface early.

How long an answer takes

Ranges assume block and parcel are known and ownership undisputed. A missing ownership document, a paper archive or a slow authority adds days to every row, and each authority moves at its own pace.

After the first call

Every call closes on one of two decisions: there is enough to price the work, or a short check comes first. Either way you leave with one named contact holding the file and a date for our answer.

  1. We read the extract against the plans that apply, to see what is permitted and what earlier permits used.
  2. Where the old permit and the site disagree, a surveyor goes out first, and only then is it an extension or a legalisation.
  3. We order the information file (תיק מידע להיתר), which lists that plot's conditions and consultants and expires.
  4. A fixed quote follows, separating our fee from authority fees and the survey, with a time estimate by request type.

Those steps open the full process, and what is gathered later is listed under required documents. None of it has you walking between offices.

If enforcement has written to you

An enforcement letter reorders the work, because it puts a date on the table. Most letters name a deadline for a response or an appearance, usually two to four weeks out, depending on the authority and the proceeding. Every day without a reply narrows the window for a planning solution instead of a defence.

A demand for an explanation or a summons to a hearing still leaves room to act, and the route is usually legalising what exists: an application that records the site and reconciles it with the plan. If a stop-work order (צו הפסקת עבודה) has been served, work stops at once, and building on regardless widens the file and closes off remedies.

Call with the letter in front of you, even undecided; fifteen minutes separates what must move this week from what can wait.

Questions and answers

Nothing, and no obligation. We read the plans against what stands on site; costs start only at the survey and the consultants.

Calls are answered immediately in most cases, Sunday to Thursday, 08:00 to 18:00, and email within one business day.

That is when a check changes the decision: what the plan allows, less what earlier permits used, often sets the price.

Yes. An exact address or block and parcel opens the check; we order the extract, information file and survey ourselves.

A range, not a final figure: the fee follows request type, built area, consultant count and the authority receiving it.

You are told plainly and we stop. Sometimes a direction remains: a plan in process, or a smaller application. More on the FAQ page.
